Coal Lane House is a minimalist residence in Cabra, Dublin 7, Ireland brought to life by interior designer-architect wife and husband duo, Stephanie and Graham O’Sullivan after returning home to Ireland with their family after years in London.

Coal Lane House was built on the site of a derelict leather warehouse tucked into mews lanes, inspired by its industrial past and with nods to both Japanese and midcentury design aesthetic.

A a third-place recipient of the 2021 RIAI Public Choice Awards, Coal Lane House is a celebrated piece of architecture that also serves as a warm family home, the headquarters for SOSullivan Interiors and as a commercial shoot location used by the likes of Brown Thomas, Landskein, Modet Furniture, GQ and more.

A nod to brutalism in Dublin 7

From an interior design layout perspective, it has no dead ends. It all flows and it achieves balance in how it is zoned, which always results in a harmonious, calm space.


“Another home that IMAGE interiors readers will recognise, architect Graham O’Sullivan and his wife, interior designer Stephanie O’Sullivan built a unique family home on the site of an old leather warehouse in Dublin. 

It was a challenging build for a number of reasons. Located down a laneway, access was tricky, and so the couple decided to retain the perimeter walls of the old building. Stephanie also found herself being instructed on how to connect the electricity over the phone on day one of the nationwide lockdown in March 2020 when the pandemic hit. 

Now though, the house is a wonderful balance of calm and warmth, with the concrete walls juxtaposed with wood finishes and tactile fabrics.”

“Together with her husband Graham O’Sullivan, an architect and associate director at Henry J Lyons, the pair have built a unique family home, but were initially looking for a fixer-upper. “We went to view a house on Aughrim Street and that night we discovered the site, and the warehouse that we then bought,” Stephanie explains. It wasn’t that the couple decided to do a new build instead, rather the opportunity presented itself. “When we saw the leather warehouse, we knew it was the way to go.”
